Southern Oregon’s housing market is poised for a shakeup with the arrival of a new housing development promising high-quality, semi-custom homes at surprisingly affordable prices.
Siskiyou Pines is under new ownership and has been rebranded Laurel Pines.
Barb Howard along with her husband Stacy and two sons Jordan and Brandon, have a fresh vision for the project.
Howard aims to redefine affordable luxury and is not new to the community, having recently completed Pomeroy River Estates here in Cave Junction, Sea Crest in Brookings, Mackenzie Village in Medford and three ongoing projects in Eugene.
Currently, 15 lots are confirmed, with two already in process. Howard is interested in obtaining another parcel which would directly connect Laurel Pines to the highway.
The homes themselves will feature well-designed floor plans that allow for extensive customization. Buyers will be able to personalize their spaces with a range of high-end finishes. Expect custom fabricated stone, premium cabinets, and fully cased windows and doors – features rarely seen in this price range.
“We’re offering homes priced between $389,000 and $398,000, a fraction of what new homes typically cost in this region,” explained a spokesperson for the development. “These are primarily three-bedroom, two-bath homes on standard city-sized lots. You’re getting a brand-new, high-quality home at an exceptional price point,” Howard said.
A significant investment of nearly $250,000 was required to rectify prior infrastructure issues, including misplaced utilities and other issues that required survey and proper lot alignments.
“We have been working with the city to ensure proper development and long-term viability,” Howard said.
Sales are being handled by Sue Kern from Illinois Valley Real Estate, ensuring professional management of all transactions. Early interest has been strong, with consistent phone inquiries and a positive track record of previous projects selling out remarkably quickly.
Beyond the homes themselves, community amenities are a priority. Plans are in place to build an all-weather road to a nearby golf course, and the development enjoys convenient proximity to Evergreen Elementary. While some residents would prefer a gated community, current regulations prevent private gates. Instead, light covenants, conditions, and restrictions (CC&Rs) will be implemented.
Looking ahead, the first homes are being framed with completion within the next month. Howard stated that the project has the potential to expand to as many as 100 homes when finished.
“We are positioned between attractively priced homes and high-end custom homes, aiming to offer the best of both worlds,” said Howard. “We are committed to working with buyers on design preferences and finalizing floor plans to meet individual needs.”
